Our ambition? We strive to develop healthcare real estate that is sustainable and future-proof, delivering lasting value on financial, social, and environmental levels. By investing in green technologies and eco-friendly solutions, we aim to maintain a leading role in the transition to a more sustainable world. In doing so, we contribute to a healthcare real estate sector that is prepared for tomorrow’s challenges and makes a positive impact on both people and the environment.
Real estate with care for tomorrow
At Gaudium Real Estate, we are building a better world. We develop real estate for future generations, with a clear vision of sustainability and respect for the environment, society, and our employees.
We have clear ambitions in the field of ESG (environmental, social, and governance). These are three key criteria for evaluating our impact on the environment, our interactions with people and society, and the governance of our company. Through this approach, we contribute to various United Nations Sustainable Development Goals (SDGs).
At Gaudium, we aim to reduce CO₂ emissions and minimize our impact on climate change. That’s why we are affiliated with the organization responsible for BREEAM certification. But we also want to support nature, for example, by incorporating green spaces at healthcare locations and using scarce resources responsibly.
Less CO2 and materials
We are committed to achieving a net-zero impact through smart solutions and high-quality, innovative construction methods. In our building projects, we use materials efficiently and prioritize recycled materials whenever possible. Additionally, our fleet consists solely of electric vehicles, we embrace sustainable transport, implement smart and energy-efficient systems, and repurpose existing buildings. A great example is the former convent house ‘Thagaste’ in Heemstede, which is being redeveloped into a comfortable and modern residential care complex surrounded by greenery.
Affordable and clean energy
We develop energy-efficient residential care facilities according to the highest standards of circularity and future-proofing. Through well-insulated buildings, modern installations, sustainable heat sources, and solar panels, we create energy-neutral and energy-positive real estate. A great example is Huize Willibrordus in Ruurlo, which was built entirely gas-free, following the sustainable BENG standard. The complex features underfloor heating, a heat pump, PV panels, LED lighting, and sunshades.
The energy system of the future
Thanks to advanced energy systems and innovative technologies, we reduce the strain on the electricity grid and contribute to the infrastructure of the future. This includes generating, using, or storing energy locally. For example, we connect 45 care apartments in High Park in Arnhem to a collective ground source heat and cold storage (WKO) system, while Thagaste operates with a local battery storage system.
Space for nature
Green spaces benefit our health, especially at residential care locations. That’s why we always consider how to enhance local ecosystems and biodiversity in our real estate developments. We transform care locations into green, livable spaces with buildings that contribute to a healthier environment, featuring green roofs, parks, and gardens, like at High Park in Arnhem or Grote Lijster in Uithoorn. But our efforts go beyond our own projects. Through the Trees for Development program, we invest in tree planting. This initiative helps create greener surroundings, promotes biodiversity, and reduces the impact of climate change.

Environmental

Social
At Gaudium, we embrace our social responsibility. We do so with courage, always striving to go beyond the standard. We develop care facilities with a strong focus on future users and their surroundings. Moreover, we highly value our people and are committed to providing a pleasant and safe working environment.
Investing in our people
The knowledge and expertise of our employees are invaluable to our projects. That’s why we prioritize investing in our people. We provide opportunities for education, offer sports programs, ensure healthy lunch options, and dedicate time to team building. We are proud to be the first company in the Netherlands to receive the Well-Gold certification for a healthy work environment. Of course, we continue to invest and regularly ask our employees, through surveys, how they experience their work and workplace.
Contributing to strong communities
We create healthy and flexible residential care facilities for today’s seniors, as well as those of tomorrow and the future. Each location for people with care needs is developed according to the highest standards of circularity and future-proofing. In doing so, we also promote movement within the housing market and foster social cohesion within these communities, such as at the Elias Beekman Barracks in Ede, where living and care truly come together.
Working together towards sustainable ambitions
Together, we achieve more. That’s why we collaborate with partners who share our sustainable ambitions. By joining forces with end users and institutional investors such as Bouwinvest, CPI, and Achmea, we can efficiently and effectively amplify our impact. Alongside our partners and clients, we develop innovative solutions that not only meet today’s needs but also protect and improve the world of tomorrow.
We are a down-to-earth family business with the mindset that comes with it: open and honest. We work transparently and place a high value on reliability. This is why we apply the four-eyes principle when overseeing our operations and finances. Additionally, we have a comprehensive integrity policy that outlines how we interact with each other both within and outside our company.
Our company also has a dedicated confidential advisor, and new team members receive thorough guidance on these topics. Finally, external audits and regular evaluations ensure that we continue to meet corporate governance standards.
