Bouwinvest Healthcare Fund Acquires Sustainable Residential Care Complex in Ede from Gaudium Real Estate

The Bouwinvest Healthcare Fund has acquired a sustainable residential care complex in Ede from Gaudium Real Estate. This project involves the (re)development of three partially listed buildings on the former Elias Beeckman Barracks site in Ede. The complex comprises 60 units, including 44 care studios and 16 care apartments. Kloek, an experienced Dutch provider of elderly and dementia care, has committed to a long-term lease and will deliver care services at the location.

Located on the grounds of the former Elias Beeckman Barracks, the residential care complex consists of a newly constructed building with 16 care apartments and two existing buildings being renovated into 44 private care studios. This acquisition contributes to the expansion of care housing within the real estate market, addressing the growing shortage of suitable housing for seniors requiring intensive care—an issue expected to escalate in the coming years. Institutional investors, including Dutch pension funds, can play a crucial role in tackling this shortage of care housing and residential care complexes.

The acquisition also supports the sustainability goals of the Bouwinvest Healthcare Fund’s real estate portfolio by improving the fund’s GPR score, aiming for a score of 7.3 or higher for existing investments by 2026. Additionally, it aligns with the fund’s Paris Proof objectives, aiming to operate gas-free and nearly energy-neutral by 2045. The project significantly surpasses the legal BENG 2 requirements, achieving a 50% reduction for the new construction and over 20% for the historic buildings.

Construction of the residential care complex has recently started, led by contractor Van Grunsven, with completion expected in the third quarter of 2026. Gaudium was advised in this transaction by Capital Value (commercial) and CMS (legal).
